FHA Issues Warning to Abuja Developers Over Incomplete Documentation

The Federal Housing Authority has announced a three-month deadline for estate developers in Lugbe, Karu, and Kubwa areas of the Federal Capital Territory, Abuja, to regularise their construction approvals.
In a statement issued on Sunday, the FHA management also announced the suspension of all ongoing developments in these areas until the required documentation is provided.
The initiative is part of ongoing efforts to regulate real estate development within FHA estates, ensuring that all construction is properly authorised and meets regulatory standards.
According to the statement, all developers within these estates must report to the FHA headquarters at No. 26 Julius Nyerere Crescent, Asokoro, Abuja, emphasizing February 3, 2025.
Developers are requested to present key documents, including Letters of Allocation, Payment Receipts, Approved Building Plans, and other proof of ownership, such as consent letters for those who have transferred property ownership.
“The suspension of all ongoing developments in these areas is to ensure compliance with FHA regulations. Developers must submit their documents to us for verification and approval,” the FHA stated.
The statement also noted that the FHA has introduced a special amnesty for owners of commercial developments lacking the necessary approvals.
Under the amnesty, developers have May 3, 2025, to regularise approvals of their property documents and obtain the required permits.
“This amnesty provides an opportunity for commercial property owners who have not completed their approvals to rectify the situation within three months
“The amnesty window allows developers to ensure that all documentation is in order and that their projects comply with FHA guidelines,” it added.
The FHA warned that any developer who fails to comply with the new directives will face strict sanctions.
“Strict sanctions shall be applied to any developer who disregards these directives,” the statement added.
